Olecapt that's a good question, what you will find with highrise properties it seems there are listing agents that don't know what the HOA's are and will put the wrong rates in. It's surprising how some agents dont' do their home work and don't contact the project directly and go buy what the seller told them.
Allot of times with highrise properties owners don't know how much they pay a month, it's hard to beleive but I run into it all the time where an owner has know idea what they pay in association dues,they have someone else that pays the fee.

Monthly association dues for Trump tower units.

All suites that are in the 534 sq/ft and in some cases a little more but in the 500 something sq/ft are $365.00 a month association dues.
All 1 bd 1561 sq/ft $1003.00 a month association dues.
2 bd Penthouses 1764 sq/ft $1095 a month association dues.
3 bd/penthouses 3080 sq/ft $2195.00 a month association dues.

Highrise properties are more complicated than a single family home or a regular condo and if an agent doesn't know what their doing when they are listing highrise properties or even selling them , they cangive out the wrong information.

Nope...thin market...no meat. Looks more like a 150K and again, very thin.

$150,000 would be in keeping with MGM Signature which has stabilized at about $300 psf.

Note that the vast majority remain Trump owned and may well be retained as hotel rooms long term.

I second that Olecapt, it was amazing that a short sale even closed . The unit that sold for $106,000 was listed 12/09/09 and it took
14 months to finally close, it closed on 2/08/2010.
Do you want to wait that long just to see if you get it. If you have allot of time then go for it, buying a short sale is not for the faint of heart.

allot of the short sale and foreclosure deals are only attainable if you know someone in the system. Many of the bankers are saving the good homes for there friends and letting them go at way below market value even know there are offers above what they sold for. Someone just recently got busted for that around here selling 5 homes to people at dirt cheap prices while the buyer gave him a kickback for hooking them up.

That damn decimal point again.

There is lots of short sale activity in there...all looks in the $150K and up. Some of it pretty old though not like 14 months.

It is thin and I would think very likely to come right out on top of MGM Sig at $300 psf.

I still think that too much...but the buyers obviously don't agree.

The next question is can anyone stabilize above $300 psf. I would note that closings from CC are not showing up in the system...

sounds like it was insiders on the trump deal.

although i see a short today at 145k.

Trump is a nice new building, but the MGM has lots to offer and may do better rental wise long term.
