We are interested in buying a investment property around n fort apache rd north of 215 beltway.in las vegas 89149, but concerned about the n fort apache road traffic. How is the noise level and the house value affected becoz of that and also how is the location? Appreciate any advice

Never heard of a house being devalued by much unless it is directly on the road. That just isn't much of an issue in this town. Only areas where noise is an issue are close to the airport. That area is typical far suburban, fairly safe and new. Just a LONG commute for most folks so that could hurt your rental value.

Why on earth? There is no traffic there. Road dead ends.

Not even a secondary arterial.

I live at Ft Apache and 215 and it is pretty quiet here.

i'm thinking of purchasing a home very close to the jones / 215 interchange in the northwest part of the valley. Since the 215 isn't going to be done anytime soon in the next 5 years, no worries. The only thing to create heavy traffic would be more homes and businesses. There isn't much building going on now and lots and lots of vacancies. The jobs seem to be down the 95 or off the 15.
I have never seen more than 10 cars waiting for a light to turn on the 215 East or West.
I can drive Jones to the Nellis AFB in 20 minutes 90% of the time anytime of day. Only thing that slows down the commute are the school zones.

I would be more concerned if my home were off the 95 or Summerlin Parkway.
