It's not a bad area but it's not built up yet. Many of the new neighborhoods that were being built over there (Providence for one, not a neighborhood but an entire master planned community) have stopped construction or slowed to a crawl. Definitely worth taking a look at though, especially considering the long term potential once things pick back up.

Still has a nice rural feel but that may not last. Still lots of ranches in the area though, and close to the Gilcrease Orchard.

Well into the developed portion of Centennial Hills. Good schools. Relatively high density. Heavily impacted by the foreclosures...but I expect that is why you are looking there.

Convenient to shopping and restaurants along Durango by the new hospital. Has a Shucks - our favorite place for a crab/clam fix.

Wrong side of 95 for the orchard. The higher density development will continue to the north and west. There is a large parcel along the freeway that I would expect to go commercial or high density apartments. Only remaining parcels are BLM owned. Schools maybe?

I was thinking Ft. Apache was already on the east side of 95 by the time it hit Farm Rd. Still in the NW neighborhood though. Still plenty of large customs all around the area if not within the smaller immediate area. I would look further east or west though due to the high density that you pointed out right in that part.
