89115 is a high crime area. I am sure there are a few nice areas, but the closer you are to the base the higher the crime.

89115 is almost at the edge of the city. How come it has higher crime?

Plenty of apartment complexes catering to lower income people. Come visit any of the neighborhoods off Nellis Blvd, Lamb, Owens, or Craig road to see for yourself. Plenty of bad elements come out after dark.

An entire ZIP code is not a "neighborhood". But, the earlier posts in this five year old thread do raise some red flags about the areas close to the air base and the apartment complexes there. There are some crime maps that would perhaps give you more detailed information about the precise neighborhood you are looking in.

As noted above, driving around the area of the house you are considering, at night, seems like a good idea.

I used to call 89115 home. I lived right across the street from the main gate of Nellis AFB.(Eagle Trace apartments) The area is rough. There are a couple small pockets of "safe" areas but it is not worth it if you don't have some streets smarts. I stayed in the area for almost a year. Half my co-workers stayed in the area also, some still do.

The area is always alive and kicking. From Poker Palace to Siegal Slot Suites Casino. Mixed in with all the weekly rentals along LVBD, Wal-Mart and a bunch of little bars and pubs.

Equals fun :-)

We looked at a new homes in 89115 called "The Cliffs at Dover". They are selling townhomes and duplexs and it will be gated with a guard. Hubby likes the convenience to Nellis where he will be working, but I'm worried about the re-sale value if we move. Advice?

I have been to the Cliffs of Dover a couple of times. Nice units that is VERY convenient to the base. I imagine only active or retired military living there. The guarded gate should help with the resale. It is actually the only active guarded gated community in the area.

Eagle Trace just started placing a guard at their main entrance. Probably a result of the Cliffs opening up.

A new unit at this point in the cycle will need at least 5 years to break even. A resale should make it in two or three.

89115 is a challenging demographic. I would expect within the community and inside Nellis is all fine. However the surrounding area is rough. Majority Spanish speaking. And a very young demographic.
