Hi again, updating this post since I'm again finally thinking of moving out to Las Vegas. I got caught in the housing downturn like so many others and have been stuck in my current place unable to move until about now. Probably going to head out to Las Vegas in September to look around and wanted to get some updated opinions and suggestions.

My situation hasn't changed much, still can probably afford around a 200k mortgage but I'd like to pay less of course (the actual home price can go up or down a bit depending on downpayment and how much I need to save for modifications). And I'd still like to live somewhere that's walkable for me. I'm not set on being near the strip any more, but would still like that or close to a local casino, just for a place to run out to for some easy entertainment that I wouldn't need to drive to.

Has much changed in the last few years from what you guys said earlier in this thread, or you think the areas that have been mentioned are still the best? Should I be able to find a decent place for around $150k? I'd like to get above the investor level stuff since if I find a place that works for me, I don't want to have to fight to get it since there usually aren't many that fit my needs. I'm thinking 150k since I actually want a fairly small place and it seems like now if you're around 200k+ you're getting into the larger places.

What about condos? Are there any buildings I should look at? I'm concerned about being able to modify a condo sufficiently like I could do to a house, but I prefer not having a yard and having people very close in case I need help. I live in a condo now and it works, I'm just not able to modify it 100% the way I'd like since condos don't really like you tearing down walls.

On the south strip (Las Vegas Blvd, south of the airport), there are a number of newish condoplexes. The two that come immediately to mind are Park Avenue and Manhattan (think the developers in LV don't have something of an NYC fetish?) In any case they are both midrise and elevator served, with underground garages. I've looked at both, and they seem fairly well handicap accessable. From what I've seen, you can get into a one bedroom pretty easily in the $100K range, maybe less.

Condos in Vegas have a problem with financing due to the high level of renting that a lot of condoplexes have. Make sure beforehand that you can secure a mortgage. Other than that, these would fit your needs as well as anything in Vegas

Have you considered Henderson? I am moving there in the fall. I think it has everything, including shopping, restaurants, and a casino or two for fun entertainment. It is a drive to the strip, but someone told me there are shuttles to the strip from there. I haven't verified that. Anyway, check out Henderson. 250,000 people, lots of shopping and about 15 minutes from the strip.
