Well guys, I'm Happy and sad, looks like it is official now, I'm relocating to san diego, I have on hand two job offers and I can't decied which to choose, could you help me?:

1.- Fisrt job offer: pays $1.50 dlls than my current job, but offers relocation package which includes selling of my house and they pay closing cost, I would have to work 12 hrs shift with over time included (2hrs every shift) and would have 4 days off after night shifts and 3 days off when day shifts, year end bounus, non union, good benefits much less costly that what I have now, I would have to cummute 30 miles from the place I will be renting.

2.- Second job offer: pays $2.00 dlls more than my current job, does not offer relocation, no bounus, it is a union job, work is from 6:30 to 3:00pm M-F, good benefits and it will be only 5 blocks from were I'm going to be renting.

Which to take?

So it would be up to me to sell my brand new house in Aliante, where do I start? get a Realtor? rent my house? let it go into foreclosure?

Is there hope out there in case I can't sell the house fast? what about negative equity is it on my part to pay it? do I need to keep paying the mortgage?

Wow, decisions, decisions. Just wondering-is that wage increase enough to make it worthwhile moving to SD. I hear all the time how expensive it is to live there. Or is SD where you would really rather be, which then the money only becomes an issue in that you can actually make it there and LOVE it too.

Sounds like you have a nice home, I wish we were in the mkt to buy right now I hear so many homes for sale or rent. I have to wait at least 6 mos.

Which way is what your gut tells you?

I would take the first option. You don't have to worry about the house, relo costs can be expensive and you end up basically making a fresh start. I do however, echo kimba's concerns, is this really enough money to be able to afford SD? You don't want to end up with the same issues in a different state.

SD is not cheap, but it doesn't seem like a good move for only a few dollars more. If your ok with renting in SD rather than owning in LV, its all up to you. If you like SD better is also your choice. But I would choose the first option if it was me.

Your house is worth what you paid for me...maybe even a few thousand more. The builder there still has lots of inventory and is mostly holding the price up. YOu will find it a somewhat difficult sale as short and repos will continue. A couple of the shorts in their are unrealistic but it still makes you sale harder.

I would think you can rent reasonably easily around $1400 or $1500 a month. You will likely find it much easier to sell in a year than now. Note that a relocation package is a nice benefit that pays off up front.

You are close enough to break even that I would be dubious about walking away. You do take some heavy and annoying credit damage in the foreclosure bit. Not worth worrying if you are down 100K...but if you sold yourself now you are probably down no more than $20 or 25K.(That being the closing costs)

I would tend to go with the job I liked better. Life is too short to suffer for money. But if they were even I would take the relo package.

I'd say since the market is down, rent your house in Aliante to cover your mortgage, hoa, and then if you want to come back to it later, you can.
Do what feels right to you. Then just go for it. Good luck!

I want to thank you for your sincere response to my dilema

It looks like I'm going to take the first offer, having them pay for the closing cost and fees tip the balance.

It would have been possible to rent it, but that would be difficult to achive if not in town.

Now I'll start looking for a place here in SD. The main reason to us to move to San Diego was family, wife has all of them down there.

As far as salary I'll be making a little bit more than vegas, but for right now we will be living with here parent's, so it is a chance to clean and pay all debts.

I'll post some as we go.
