I was just there. So many available homes. The supply is building and no place for prices to go but down. Buyers be patient. It could be a few years but 40-50% off current prices are likely.

I can't wait for the drop. I need atleast a six car garage on atleast half an acre. Preferably a four car garage that you can drive through to the back yard.

Forecast for Las Vegas-Henderson-Paradise, Nevada is at 7.9% increase in prices.

This is in line with other experts, so if the consensus is right, sure call it a slowdown from double digit price increases, but don't make outlandish claims of a housing bust without any basis.

Hahaha. Not one chance in a million. I doubt prices go down at all let alone 40-50%! Get real. Do you think a once in a century level depression or Great Recession just happens every decade?! What are you 20? The economy is very strong, despite the stock market having a tough month. The pace of increases are and will slow, you may even see flat pricing but it’s not going down much if at all. I’d bet on none.

Also the inventory of houses that are modern is still tiny, barely existent. The inventory of undesirable houses is larger, so what?!

I recall seeing in a recent WSJ article that Las Vegas now has a 4 month supply of inventory. That is an increase, but still quite low. The Median price may come down as sales shift from more expensive to less expensive houses.
