considering the op posted in the las vegas forum, don't you think we should assume Las Vegas?

and M is right.. Nevada is definitely landlord friendly... I evicted a tenant in less than 15 days with the lockout.

Just pay it on time like other adults do. If your boss can't pay you on time, realize this and save up to cover for it. Say no to the daily Starbucks, beer cigarettes, and the $20 in the machine. And maybe get a new boss? You don't have to be an infinite victim here.

Look. the "evil landlord" is not running a charity. He has expenses related to the rental which he must meet by a certain date or he is gigged late fees. That's what he meant when he said he would have to pay overdraft fees. He doesn't get paid, so he can't pay his mortgage, taxes, maintenance, etc, etc, and HE gets stuck with late fees AND possibly a ding to HIS credit. Or did you just think its all pure profit for him?

Nevada has nothing on the law books regarding maximum late fees a landlord can charge but generally throughout the country it should not be more than 5% for the first day and 1% for each following day. If that landlord has a boiler plate lease agreement through the GLVAR he will have a clause regarding late fees.

Would I as your landlord not renew your lease for two late rental payments where you also payed the late fee? Absolutely not.

Perhaps something else is going on here that you are not telling us. Sometimes I will not renew a tenants' lease because they are not maintaining the property well and the late payment is just the straw the broke the camel's back.

If you already know you will be late, make sure you are not. Borrow money from a friend or family member, take something to a pawn shop, sell some stuff, go to check into cash...whatever it takes to be on time, period.

No we talked about it and he said as long as late fees and if I wanted to renew no problem . I am not a problem tenant and Jesus something happen and I was short on rent why am I irresponsible for this ? Not like I do this often . And no he clearly said 50 a DAY

Kinda of curious what your monthly rent is? How long have you lived at this current place and is this the first time you are late on rent? How many days late will your payment be?

If this is not the first time, then he has cause for concern that it is becoming a pattern or a trend. Fool me once, shame on you. Fool me twice, shame on me. Then I renew the lease and I'm the idiot when you are late the third time.

I agree with other posters in that if you are late just a few days, borrow the money from someone else. How much does a cash advance on a credit card cost? It's like 5% and then an annual 30%? Cheaper than $50 a day if your rent is under $1000. Push the first day if its $1000 but then you win out on day 2,3,4, and beyond.

As a landlord, I HATE it when tenants pay rent late. You are an adult and we had an agreement. You broke the agreement. Now I must worry if you will actually pay rent late or will disappear on me or become a jerk forcing me to do a legal eviction which takes up my time, increases my stress, and causes me loss of rent even if I take your security, it is not worth the hassle.

I have rented for a long time before becoming a landlord and I have never been late with rent. I also have 12+ credit cards and never missed a payment. So maybe that is just me.

Stuff happens and sometimes things are late but it also depends on your landlord. I've lived in my house for 6 years and absolutely love my landlord. It started out me and my hubby and our daughter but he passed away last year from cancer. My landlord takes care of us especially now we are alone. I would say in 6 years I may have been late maybe 3 times. Our rent is due by the 3rd sometimes if my check was on say the 5th he was OK with that. BUT we had that agreement in the beginning.

I'll tell you he is honestly the best landlord you could ask for but also we take good care of his property. So it's a 2 way street. I'll stay here until I decide to move from Vegas or retire- whichever comes first. I can't even get a decent apartment for what I pay for a 3/2 house. Plus I have my dogs and he is a dog lover.

If you want to renew somehow find a way to pay him. Even if you have to get a payday loan and pay it off when you get paid. A roof over your head should always come first. JMHO
