As you know there is always some kind of construction going on the strip any more. But from what I have been told they will have to dismantle the Harmon piece by piece floor by floor, so there will be know implosions, but there could be the sound of Jack hammers and other noises.

Damn shame...that building would have been very impressive upon completion of the project.

I hope they at least recycle what they can from it.

Prime property, that space will be put to good use as soon as all the deconstruction has been done, pedestrians will have a nice view of Aria as well.

I gotta say, I'm not sure what this lot would be good for, other than condos. It's has too small a footprint for a stand alone casino. It's on the other side of the Crystals Mall from Aria, so it really doesn't work as an expansion tower for that. It's sandwiched between three developments with significant retail. I don't know if there's a market for more of that. I think some of those still have vacancies.

Has the strip condo market, especially prime, center strip locations, caught up with itself? If they build the project as designed now, could it make money when completed? In point of fact, I don't like the concept of condos on the strip. But I'm not sure what else this is particularly useful for, especially since the CC complexe was designed with this lot being condos. BTW, I mean straight condos, not a condotel. I thin that idea has permanently cratered.

I dont think you are familiar with the space in that part of City Center. Apart from the Harmon, behind it is a large area. It is the North side frontage for Crystals which is a wasted space and not utilized properly. Pay a visit and check it out one of these days! A developer if not MGM will definitely have something in mind for that area. It can even be turned into a promenade with more retail/restaurants much like what has been done around Monte Carlo and NY NY.

A promenade would only make sense by tearing down the Harmon tower, leaving that space open, and making it an one exposure to allow Crystals to have an outdoor area (similar to the strip frontage to Fashion Show Mall. Once you build something there, you lose that. There's some room to play with the space behind the Harmon, but not that much compare it's footprint to the footprint of The Cosmopolitan across Harmon. The Cosmo was shoehorned in there, and the space we're talking about is about a quarter the size of Cosmo's footprint.

If Aria wanted to expand, and there were willing to whack out the back quarter or so of Crystals, they could link up to this space. It would be enough for a new tower. I don't know if the footprint would be enough to build a decent second casino space.

What do you think they are currently doing at the Harmon Tower, they are de-constructing it. They could bring it down to the level of Crystals 2nd floor OR all the way to the ground. Either way, a promenade will best suit the area, restaurants/retail. With the exposure to the Strip on this part of City Center, MGM will not have a hard time getting tenants in the area and it does not necessarily have to be high end. The restaurant section below Mandarin Hotel is not high end but a burger place, yogurt shop and coffee chain.

MGM already wasted money on Harmon Tower and tearing down a portion of Crystals to accomodate an Aria expansion is just more waste of funds.

Let me quote one of your post once again because I think you forgot what you just posted. So which one is it really for you, an expansion of Aria tower or NOT.

In order to do the expansion of Aria, they'd have to tear down part of Crystals. There are tenants in that part, to it is performing. They may not be inclined to try and get them out.

MGM is already in the process of building a big promenade between MC and NYNY, and this one actually has a destination (the new arena.) Trying to do two of these simultaneously (and getting them rented) may be a bit too much, as they would essentially be competing.
