Yeah i was able to do it.... Thank you all :-) 4 more days and i will have the house back...

I ended up returning all the rent collected to assist them in being able to move faster. minus the money that it cost me to repair the sprinkler system their dog ate and i guess i will see what else in 4 days...

I believe you still have a lease. Even if i fired "evil" property mangement company I still would have talked to the tenant to find out if they were willing to move.

As long as its a valid lease, the new landlord/management company has to honor your lease. Even if the property is sold, a new owner has to honor your lease. Its a federal tenant law.

NOthing federal about it...actually old english common law...been around forever.

There are federal laws that protect tenants but that is a different thing.

My husband is in a condo lease. The dryer has not worked since he lived there. In lease agreement , it states landlord has to keep dryer in working condition. Despite emails asking them to fix dryer, to date they have not. Is he able to get out of lease due to lanlord breaking lease agreement?

No. Not a condition that effects habitability. Establish a paper trail that they have been asked repeatedly to fix the dryer...then fix the dryer and send them the bill. May well have to take them to small claims court to collect. Don't try and withhold it from the rent unless they agree.

So even though the landlord signed lease stating she would keep it in working order and didnt, she didnt break the lease? He has kept a paper trail for 7 months. Still nothing done.

The vent is fine. He has checked several typical things that could be wrong with it. If he pays to get it fixed, he probably will never get that money back.
