Born & raised in Elgin, couldn't wait to move away from NI.

Hope you have better luck in Vegas than we had, stormtrooper HOA, illegals overunning our complex.

Broadacres flea market & the buffets were always fun, some casinos pay on a pr of tens & better.

Got a question about making an offer when you are the buyer, if they reject your offer, you can always make another offer and/or meet their last offer a few days later right? how about for the seller, if they reject your offer can they contact their agent and make another offer again? or it's only a one time thing for both parties? thanks, I am pretty close to decide on a house!

on average how many counter offer from both sides per transaction? 3,4?

The process basically ends on a rejection by either side. It can also end by one side not responding.

Respond by dates are often ignored. And if they do respond late the other side can pick it up, reject it or ignore it.

There can be all sorts of paper trails but if they lead to a meeting of the minds it still works out.

Note that once rejected or expired it also starts over from scratch. A seller need not accept a counter offer they made earlier...and sometimes they don't.

But you can always go back and make a new offer.

Most deals end up with one or two counters. I have seen as many as 10. And even after agreement of cost and date there can be a tussle about details.

respond by dates are they usually 1 to 2 days?

This house they got furniture and I would like to take the furniture. Owner is moving almost 3000 miles away and said he will just give (negotiate) to whoever wants them. I think I can get the furniture very cheaply but not sure how to set up the negotiation for this (and not sure how to tell my agent, maybe I won't mention anything about the furniture in counter offers and wait to see if they will ask if I want it?) do you have a good suggestion?

Also for furniture you can't put that in the contract I heard? hard to write down every single pieces.

Most agents hate dealing with furniture...it screws up otherwise good deals. But you perfectly well can include all furniture in a deal. Simply add in the personal property clause a statement of "all the furniture in the house on December 20, 2013". They can accept or reject or eliminate specific items via a counter.

Note this is messy and can lead to arguments...what is furniture is a good one...but it is a perfectly reasonable way to start.
