After 5 long months of waiting, it appears the short sale we tried to buy won't go through because the seller won't move. So we are back on the market and we're not pleased with the agent we had. We are not strictly limiting our search to the southwest, but that area feels most comfortable to us because we want a large lot, at least 3/4 acre. We are from out of the area, so when we visit we need to be serious and organized. We know what we want and we are ready to buy now. I need an aggressive agent that will get the job done. I don't know any other way to find an agent except to ask here. Direct messages are welcome.

There is only a limited amount your agent can actually do given the state of the market.

Few foreclosures, few traditional sales leave mostly short sales and the only people empowered there are the seller's bank and the seller.

As you already learned, some of the short sales are simply used as delay tactics by the seller to buy them additional time to live in the home rent free.

All I am really saying is, with short sales it's more luck than any level of skill on the buyer's agent part.

If you really want to buy now then you'll stick to foreclosures and traditional sales, there just isn't much inventory available.

I will assume you are looking at older homes or ultra expensive homes? Also what price range are you looking in? Just curious.

What you are looking for is an RNP (Rural Neighborhood Preserve). There are many around Las Vegas.

To find them go to gismo..

GISMO

Select display and then Clark County Zoning. The areas in emerald green with red vertical striping are the RNPs. All RNPs allow horses, no street improvements and large lots.

The best of the RNPs is in the Northwest at the eastern side of Lone Mountain. Most places in the SW got started to late so the tracts surround everything.

That zoning map is an amazing resource. I guess RNP is more proper than "horsie area". Although we don't have horses, we are farmers, now retired, and areas with no sidewalks just feel like home .

We certainly don't blame the agent for the short sale not happening, but I think he should have warned us about trying to buy an owner occupied one. We won't make that mistake again.

We're definitely not the ultra expensive type. Maybe 300-400k. We need a pool for the visiting grandkids and a big shop to keep us busy. We're pretty much home bodies so we need a big home with space.

If you're interested, here is our take on the general areas after an intensive two day search. The NE didn't seem to have any big lots. The east, out by that humongous church, was interesting, but maybe a little too eclectic, even for us. And the drive there was a little depressing. The SE, Henderson area was not interesting unless you go way out and then it's a long drive for company to go the strip, etc. We really like the Blue Diamond area, lots of wide open spaces (for now). Wide streets, new grocery stores. Still close to happening things. Didn't see much to the West. The NW did have horsie areas, but seemed to be much pricier than the SW. And again a long drive to the strip area for company. We also looked at several places in the "inner city" and while there are many pristine, beautifully landscaped pockets, it just seemed like you drive two blocks over and you need to lock the car doors. That's an awful lot of generalization for such a big city, but that's what it looks like after just 2 days.

I just love this forum and can't wait to move to your exciting city.
