Can anyone recommend a agent in the NW that can is not afraid to give a honest answer/opinion on a property and will reply to emails and phone calls in a timely manner?

I hope you get some replies. I am in the same boat. One contacted me and said she would send listings I would be interested in so I sent her links to homes that I saw on Redfin, asked a few questions and never heard from her again. We are planning a trip in March and really want to look at homes for a couple of days. Good luck in your search.

We have also had excellent experience with a broker/realtor duo in the NW. They have been selling RE here for over 25 years, and are very professional, very nice, very patient. DM me and I will give you the contact details.

Be sure to fully read any contract with a realtor before signing it to see if there is a exclusivity agreement and if so for how long. Also I suspect that there might be a problem even if you have a verbal agreement. See this thread too https://www.city-data.com/forum/las-v...ess-vegas.html
If you find a home for sale by owner (on your own) and don't use your realtor, make sure that you don't have to give him/her a commission.

I have never signed a contract with a realtor to have them show me homes either here or in Albuquerque. Only when it came time to buy, or when I was the seller. Our realtor was so good on our last home, we became close friends with both he and the lady realtor he teamed with. They've represented us on two home purchases now. He still advises us when we need it. Twice we wanted him to sell our home and both times he talked us out of it even though he would have had a nice commission. It's always nice to find a realtor who doesn't just represent themselves for the sake of a commission regardless of your needs.
