Moving to Vegas February 1st and out of the high-rise/mid-rise developments, Allure/Meridian/Manhattan seem to best fit our situation with having two larger dogs (boxers). Most of what I read says the area around Allure isn't a great place for walking solo at night and I don't want to have to walk a couples blocks away just to find a place with some grass. Does anyone here live at Allure and/or know whether there is anywhere to walk the dogs without having to venture off the property?

That would be me.

There are many pets at Allure and staff is very accommodating to them. There are doggy stations on the East side of the building with baggies in holders for use. And, there's no issue with the front (South) flower beds being used for dogs as long as the owner cleans up.

Yes, it is true Allure is on the edge of what was known as the Naked City. I've never had a problem with it. Maybe it's because I've lived throughout the West and was educated in California inner-city schools. To me, it's just another city with typical city issues.

The Allure security staff tracks anyone on the perimeter with CCTV. The front (South) side of the building and the East doggie areas are well-lit. Homeless people and beggars know they are not allowed to loiter near the property - and they don't.

Thanks! Are the dog areas on the property itself, or off property, but close by? How long have you lived at Allure and what's your overall take?

I like that the floorplans are larger than Meridian, better view than both Meridian/Manhattan, and utilities mostly included whereas Manhattan and some Meridian residences it's all on the renter. By the time I factor in utility costs at Meridian/Manhattan, the cost is about the same as Allure anyway. The dog area was really the only thing I wasn't too sure about.

The dog areas are on Allure property. Take a look on Google maps satellite and you'll see the flowerbeds I noted on the South side of the building as well as the doggie patches (in green "turf" carpeting to make cleanup easier) on the East side.

I've been at Allure for a year now. And, much of my thinking on it was the same as yours. You get more living space and cheap or included utilities - including free basic Dish. I was able to afford an extra room v Turnberry or Sky (two other great options to look at). Allure is kept very clean, is well maintained, and well staffed with 24-security and valets.

The building, though 95% sold is relatively quiet due to absentee ownership. Like me, most residents split their time between multiple properties. The high occupancy rate gives Allure something the others don't have - a financial "rainy day" account. Allure is bringing money in, not bleeding like some others. Rather than debt, there's substantial money set aside for future improvements and refurbishment. That's money the HOA won't need to asses to owners.

Some other things I considered: Allure is centrally located between Fremont Street and The Strip - I can easily go up or down LV Blvd. And, the intersection there (Sahara & LV Blvd) is literally a transportation nexus. It's the second busiest intersection in Las Vegas and the major bus routes stop there. There's literally a bus stop on each of the four corners. The freeway entrance is just a short hop to the West. The monorail is a block East. There is a Circle K and 7-11 within a block.

One thing I never see posted about Allure but I've tracked closely - the potential for future development. That area looks pretty vacant and dead right now. I'll argue that's a good thing - because the RDA and developers are buying up land around Allure. There'll be two new casinos right there within the next few years. And, MGM is sitting on that huge vacant lot on the SW corner for a reason. It's not a matter of if, but when, that comes alive too.

You are welcome. I hope your search is successful. I looked at condos on The Strip for two full days with an agent who owns/has owned property in most of them. There's some great options and deals out there. My best resource was probably Zillow.com.

Would you say Allure is Child friendly as well? We currently live in the NW in a condo and are looking to relocate closer in a condo to best fit our lifestyle (location for work/school) We also really enjoy the ammenities & low maintenance of condo living. We looked at a highrise condo in the boca park area and it appeared the residents were extremely "up-ity" (a HUGE NEGATIVE for us) When we spoke with a few residents several of them told us that no children live there and they prefer it that way.
Any feedback would be greatly appreciated

Allure (like the other Strip condos) allows children but I'd be hard pressed to describe it (or the others) as child friendly. There are no play areas in or around the building. The common areas are obviously built and furnished for adults. As a result, the only time I usually see children is at the pool (and those children are visiting). Other than the pool, there's really nothing for children to do and no where for them to hang out.

A case in point: The real estate agent I deal with is a working mother who owns condo property on The Strip. She is raising her child in the suburbs. But, she plans on moving into her Strip condo when her child leaves home. She loves The Strip and wants to live there yet does not feel it's a good place to raise a child. And, I agree with her. I don't think she's alone in her decision making process as it is a rarity to see children living at these types of condos.

Allure is a true highrise, the Meridian is a midrise condo conversion with allot of building defects and law suits. Manhattan is a midrise as well it's stick built not concrete like a true highrise so your noise level will be allot higher.
