Anyone know the legally correct way to serve a 30 day no cause eviction of a tenant in Henderson? I have searched online and the answer seems to vary from simply a certified letter to serving in person or posting at residence to actually having to attempt to serve them at their place of employment. Also is drafting a regular letter advising them of the 30 days enough or is there more . Tenant is on a month to month since lease expired. Thanks in advance

Thanks, I saw the constable site before however it doesn't detail "How to serve the 30 day notice" to the tenant by mail, in person or how?

As several on this board can attest to, if you do it wrong you can be stuck with the tenants longer. I have used NMI and they are fast, much faster than the Constable. They were easy to work with.

Another suggestion, in addition to the ones mentioned above -

Post the letter on their door and take a picture of it with the cover of that day's newspaper in the photo.

There's no such thing as a "no cause eviction." You simply inform the tenant that you aren't renewing their lease by sending them a Notice to Vacate, and you give them the correct amount of notice. For month-to-month, that's 30 days. For week-to-week, that's seven days. Under NRS 40.280, you've got three options: 1) personal service with witnesses, 2) leaving it with someone at the residence, and mailing them a copy, or 3) "Nail & Mail" - posting it on their door and mailing it to them. I'd say Nail & Mail is by far the most common.

If they don't leave at the end of the notice period, then you file for Unlawful detainer. That's not an eviction.
