Moving to Vegas soon and looking to buy. This is a general question and I know every situation is different but I appreciate any answers.

Any knowledge or statistics on whether most resale homes are being sold below, at, or above listed price? If above or below, how much on average? 5%, 10%? I'll settle for guesses if no stats are available. Thanks!

You need to get more specific. It depends on where and the circumstances. Few if any of the low REPOs are selling below list. List to 5% over list I would estimate.

The regular houses neither short nor REPO generally sell below list. Perhaps around 5% below on average with 10% on rarer deals. These statistics are available from the MLS.

The REPOs are the buys...but you have to buy where they are which may have a degree of risk. Heavily foreclosed neighborhoods may be unstable and difficult places to live for a year or three. Less true in more expensive neighborhoods.

MY QUESTION: Given a whopping 20% drop in new home prices year-over-year, why on Earth would anyone buy a home in Vegas right now? The bottom is clearly a ways off despite whatever happy talk the realtors are yapping about. A buyer would only be screwing themselves unless they got an *amazing* deal.

all this homes are in the best parts of vegas summerlin near the red rock casino so who asked it is a good time to buy HELL YES BUT THE REALTOR WHO WAS TELLING PEOPLE WHEN THESE HOMES WHERE AT THOSE PRICES I MENTIONED WAS TELLING PEOPLE PRICES WOULD HOLD STILL will not admit she was giving people VERY BAD advice i feel bad for the fools who listened to her and bought , nothing like lossing a 100k in less than a year..........

look at the size of the houses, all under 2000sf, and the lots are tiny
