Starting to consider buying a Las Vegas condo for part-time living now and retirement down the road. I have no interest in renting it out and I'd prefer to find a community with mostly owner/occupied if such a thing exists. I've read through lots of threads on here and found lots of great info, but I couldn't find anything about this particular community. I've seen some communities that look great on-line, but when people discuss them on these forums the flaws come out. I'm seeing a few listings for Coronado at Summerlin in the $120,000 range. It looks like a nice community...any thoughts or experiences? Thanks!

This complex is in one of the newest built villages of Summerlin, The Paseos.

It's at W. Charleston and Desert Foothills, west of the 215 Beltway on the way up the slope to Red Rock Canyon. Plenty of amenities in the complex, and plenty of foreclosures in there. These are not convo's at all, they were originally built as condominiums. End units are especially nice, and all the units are one story if I recall. You'll have a cute little Albertson's shopping center very close by and it has a Dunkin Donuts in there so that would seal the deal for me, lol.


While you can't go wrong in Summerlin, I'd check the complex out FIRST, in person, before committing. Originally these went for upwards of $300,000 and more, and now they are less than half that, some of them. And I am wondering if they even still have a guard at the gate like they did when the complex was built a few years ago. Something else you'd need to check out.

The only way you're going to find out for sure is to visit the complex a few times and check it out yourself. Talk to residents there and ask them about how the management handles problems and how good or bad the HOA is. Never purchase anything like that over the internet, sight unseen. I am wondering if it's really difficult to even buy a foreclosure in there, I'm sure there are offers on most units either for sale or for short sale. A speculators haven? You won't know until you visit and find people to talk to there.

I don't know anyone who lives there, but I know the Paseo's Village and it's lovely, as most of Summerlin is.

Thank you for the very informative reply. I wouldn't consider buying anything this major sight unseen, just trying to get a list of places together that I'd be interested in looking at on my next visit. Thanks again for the information!

Nice Place. The original developer (Westmark LLC) went BK. There is a building for a guard but it is not guard gated. Same builder that did Amber Ridge and Garden Terrace condos in Summerlin if you are familiar with those.

I'm currently showing 7 of them available for sale ranging in price from $119,900 for a 1,319 sq. ft. 2/2 with one car garage to $155,000 for a 1,762 2/2 with two car garage. Only one bank owned property currently for sale and the rest are short sales. The buildings are two story buildings... watch out for the ones with the garage spaces below especially if they are getting baked by the sun. The heat radiates up...

Of all the units I've seen in there, most of them don't even look like they were lived in. Prices are similar in Amber Ridge and Garden Terrace... I'd personally probably lean to Coronado Condos even though IMO Amber Ridge is in the best location for restaurants/shopping. Amber Ridge is just older and many of the units in there need to be updated. (Late 90's decor.. tile counters, etc..)

Monthly association dues at Coronado are $224 plus the $39 Summerlin West Association fee.

For the price and what you get when it comes to condos in Summerlin, you really can't go wrong at Coronado.

BTW...Next to the Dunkin Donuts that MomMom mentions is a place called Cutters Grill & Tavern that has some of the best Steaks in Summerlin. We generally pop in there on Sundays to catch a game or two..

It is OK but you can do better. Red Hills for instance...which is guard gated and quite secure. A little higher HOA (325) but probably get in there for under $100K. Another which is nice and gated is Deerfield Pacifc on Trailwood. Around $200. Another might be Cierra which actually has some units with golf course views (200)

You might also consider a townhouse next to Summerlin if you are not caught up in the mystique. Get a pretty nice mid sized townhome for under 100K. The rather nice Queensridge units start just above your number.

I live in Coronado, I bought a unit about 3 years ago and just love it. First the location just cannot be beat with albertsons and RedRock Casino so close. The people in this community are so nice and is very quiet. I just love living here.It is a great little secret.
