There is a condo complex in Henderson, Nv. which has beautiful grounds at 29 Montelago Blvd. Some unit prices are extremely cheap and I wonder if there are liens, special assesments and in general problems coming up on the complex that they don't mention.

This is in the Lake Las Vegas community in Henderson. The property has been troubled, but slowly coming back. The HOA fees are very high $600-$1000 a month depending on the size. There are several threads in this forum about Lake Las Vegas. Check them out for status and background.

Yep, assuming Montelago Village at Lake Las Vegas. They are selling condos, but also rent rooms out for short stays and long stays. We met some guys doing work in Boulder City on a contract for six months that were staying there temporarily with their families. My friends and I stayed there overnight for the wine walk as well. Not sure on the HOA fees, but my boyfriend and I were checking out a house out there about a month ago and the realtor from the town of LLV said the HOA totals would be $350.00/month and that was on a house, not a condo there. They may have changed it.

That is one of a couple of places where I have fantasies of the price hitting zero. It is actually reasonably close now and I would not be surprised to see one of those little condos change hands for 10 or 15K. Kind of like a time share.

The HOA is above 700 mostly so you are paying the equivalent of a 150K or so mortgage in HOA fees. And most have a SID/LID to add to the sum.

I looked at pictures of some online and the complex was really nice, but the smallest, cheapest units for sale looked unliveable without a real kitchen. More like a hotel room. I'm not sure what they were thinking when you could buy a nice house for the same monthly cost after HOA fees. This was a disaster waiting to happen.
If you don't plan to live in it, you are better off just paying for a nice hotel room whenever you visit on a day by day basis. They really look impossible to live in for more than a few days unless you always eat out 100% at restaurants breakfast, lunch and dinner and just buy new clothes instead of washing them when they get dirty.
