- air craft carrier in Mayport

This will take years, but it's definitely happening.

- Bakery Moderne at Stockton & Myra in Riverside

Yup.

- Zencog bike shop at Stockton & College in Riverside ( a funky bicycle/tea room )

Yup.

- Deco Bistro in Five Points, in Riverside ( a trendy art deco bistro, if you haven't guessed )

Yup, but it's closed already.

- Whiskey River to St. Johns Town Center ( a cluster of bars backed by Dale Earnheart Jr.)

- Lit, in Downtown (a new bar/lounge/club near the cluster of others)

Yup.

- dramatic lighting to Laura Street, in Downtown

In the middle of construction

- a plant nursery & pizzeria on Main Street in Springfield (rumor has it)

nothing yet, still decent possibilites....

- Ale Works Instituition in Riverside ( a new local brewery next to the exisiting local brewery, Bold City)

Yup.

- Aloft Hotel on Southide Blvd (like the one they have near the airport)

Yup.

- space port in Cecil Field

This will take many years, but it's on track.

- arena football team in Downtown (Jacksonville Sharks)

- new, aesthetic road work, lighting, medians, & sidewalks to San Marco & Jacksonville Beach

In the middle of construction now

Plus, like, a billion other things.

Yes, it is open but not at the Town Center. It's on Philips between the Avenues Mall and Avenues Walk.

Having lived in Las Vegas, where they do alot of "lifestyle" centers or outdoor shopping I was very, very impressed with this one...can't wait to drop a bundle there!!!
St. John Town Center is a really shiny star for Jacksonville Florida & the First Coast, it just needs a NONAutomobile connection to Downtown Jacksonville & it would be amazing.

Phase III is only a concept for the drawing boards right now. Ben Carter/Ben Carter USA is in charge of development. I know the management there, and they are working through Streets of Buckhead in Atlanta right now (big sale coming, committed retailers leaving for Phipps Plaza, etc). If there is going to be a Phase III, it will include very upscale shops that we don't have (more of the Louis Vuitton types), 1 more department store that will most likely be Nordstrom or Neiman Marcus (big difference there, I know), and a few more restaurants. Even if the economy picks back up soon (which it won't), it won't be another 3-4 years before we get Phase III. I'm thinking it will be 5-6+ years before Phase III, and Ben Carter USA may not even be the developer anymore at that point.

Where would the proposed Phase III be built? I would think some development would go on the other side of Town Center Pkwy at some point.... or the land behind Dick's Sporting Goods, closer to 9A.
