Restaurants, shops, cafes are not allowed. The land was deeded to the port authority and commercial development is not allowed. I'm sure they could figure out some kind of basic store or food truck spot, but that's about it. Hopefully it becomes a better recreational spot though.

Chattanooga's river front is right along the interstate and downtown, so it works for them. Ditto Landing is too far removed from downtown or the western growth areas. Decatur is the city that should have a better riverfront development. Just wait for Huntsville/Madison to keep growing west, and they can build something along the river around 65/565/Alt 72.
The idea that this sort of development has to be near downtown is silly. In some cases it's a detriment. Many don't want to go because of dealing with downtown. Jacksonville landing is a good example. I could care less about whether the attractions in Chattanooga are downtown.

As far as how the land was deeded or zoned, thats short sightedness by the city.

Not sure what it will take to get more development down there. It may take Huntsville expanding across the Tennessee into Morgan County. Or some other type of housing development boom in Morgan County near Laceys Springs.

That is what I was thinking. It floods regularly to the point where you can't even get to the place because even the roads leading to it are under water.

What's beeing built on the west side of Jeff Road about a half mile north of the US Hwy 72?

It looks like a prison. Or an elementary school. But I repeat myself....
