We are relocating from Arizona to Houston and wanted to see which areas would be ideal for good schools and a short commute to work. My husband works in the Westchase area, I believe.

He wouldn't mind up to a 30 minute commute, and we just want a safe neighborhood, preferably with no HOA and not a typical suburb. I wouldn't mind a small piece of land with just a very simple home. Any suggestions?

Thanks!

What's the price range? Homes in the EC start around 300k and range to over 1.5 million. If you go south of the Bayou you change school districts, some areas are actually very good, and the homes are less.

You will have a HOA, but not in the uber restrictive nature of a Master Planned Community. They primarily handle the up keep of the neighborhood, pay for trash pickup, and make sure no one builds a space ship or paints the house dark purple.

Look at HAR.com for 77079. I recommend. Gaywood, Wilchester, Nottingham Forest, Nottingham,Rustling Pines, Memorial Glen and Yorkshire.

South of the Bayou in 77077. Country Place, Heathwood and Ashford Forest. There are a few others tucked in there that are good as well.

EA what is the name of the subdivision behind Old Time Kolaches that is not deed restricted and has those peacocks wandering around the streets. Those homes are on very large lots.

River Forest - but the HOA is still in place. Nice subdivision.

Memorial Drive Acres. Not part of the city of Houston either. White Wing and Rancho Bauer are the two main streets.

However, the only one in there with a large lot is over 5 million. The other cheaper ones are on less than 10,000 sf., and are very close to the retail.

What is the budget? How many bedrooms? Houston's real estate market is all over the place as far as price. Key is location, price limitations and size needed. Neighborhoods that are mentioned are nice (and pricey for Houston), but we don't know your budget, so suggestions are just shots in the dark.

If your budget isn't $350K or up, I would suggest the eastern parts of Cinco Ranch. Same size house for $100-$125K less. Good schools. Using the Westpark tollroad will get him to Westchase in 30 minutes.

I don't know about Master Planned Cinco Ranch or neighborhoods in Katy. Talk about a hyper restrictive, over involved HOAs and a "typical suburban neighborhood."

Anywho, the OP needs to come back. They might be able to afford a villages acre and then this is all moot.

Yes, Memorial Drive Acres...things pop up in there on larger lots occasionally. I do not think it has any HOA and it has a country feel to it. I looked at several homes in there over the years and some are really nice while others are so so

It will be hard to find a nice subdivision near the Energy Corridor with no HOA. You may want to check Parkway Lakes, it'e on Eldridge, between Memorial and Westheimer.
