Inspired by Jfre's photos, (but not enough to walk!) I took a few shots in one of the other mostly unknown hoods in the east end. Someone with a better camera, and especially someone with a better camera that knows how to take pictures, could do a lot better I am sure.

These were taken in Garden Villas. Almost all the streets are canopied with old Pecan trees. All the lot sizes are huge, many over an acre. The large lots, old trees, and asphalt streets give it a decidedly bucolic feel.

The nicest homes are in the north section, off of streets like Sims and Haywood. They range in style from 20's colonials to mid-century moderns to new constructions.

This MCM is in the Architectural Guide to Houston, described as looking like something out of Riverside Terrace.

This one was in the guide too. I think it was designed by one of the staff Architects of River Oaks, Salisbury maybe? I don't have my AIA guide with me, so I am not 100% sure.

There are also a couple of old churches in the neighborhood.

And the old Garden Villas elementary

North Haywood

Garden Villas community center, a mid-century modern building designed by William Jenkins I believe.

What a super neat area! I love those big lots & old homes. Are they expensive? What are the schools like? Are the residents old timers or yuppies?

I really like Garden Villas - and yeah, the white house on Sims (c. 1937) was designed by H.A. Salisbury and T.G. McHale (they had a couple on Shadowlawn and Inwood, and also St. John the Divine Church in River Oaks).

It's a mix, just like the houses. Some sections are definitely better than other, the parts to the north are nicer.

Most everything is under $200k in there.

Way to go Modster - great showcase of lesser known parts of Houston on the often maligned SE side.

Telephone @ Airport West of Telephone just south of Sims bayou
Neighborhood is only about 3/4 mile from hobby but the airplane noise is not a problem with all the trees

Garden Villas is really a beautiful area with deals to be had... i think the biggest drawback is its proximity to Hobby but besides that... i have thought to myself many times about doing a teardown in that area as i recently was presented an opportunity to purchase in that area.

many of the relatively smaller homes are on 1/2 acre lots and those streets are simply awesome; there is so much potential there....
