Silver Ranch, Katy tx – found a nice home and are ready to move forward the only thing that has me a little concerned is that the surrounding areas are under developed and I am hoping everything around will fill in nicely, cinco ranch west is close by and will begin the new phase soon. I believe this subdivision is zoned for 7 meadows high school

I feel like we are taking a gamble, but with hopes that this one day will be a very nice community. I would appreciate any opinions on this.

Default Silver Ranch

I'm familiar with Silver Ranch and the surrounding area. I live close by and am having a home built in nearby Pine Mill Ranch. The area is going to grow as there are plenty of new homes being built in the area (Silver Ranch, Pine Mill Ranch, Cinco Ranch West). Right at the corner near Silver Ranch there will be a new high school, sometime in 2013 I believe. Currently, that area is zoned for Seven Lakes High School which is close also.

If you go to the Fort Bend county website you'll find information about future roads in that area. Roessner (sp?) Rd in Silver Ranch will end up connecting to Pine Mill Ranch along with other future roads being planned for the future growth in that area. Hey, maybe we'll run into each other sometime.

Cool, certainly and we met a really nice couple at la centerra the other day

Don’t get me wrong I love the county feel; I know that this will not last long. The area looks promising,

Uh......That area has been filling up quite fast! Your going to have the new KatyISD football stadium right behind your coummunity (Yes another stadium....) They want to make it like a Berry Center (From Cypress-Fairbanks ISD type) except bigger! SO I wouldn't worry about Silver Ranch, If your curious about how Silver Ranch is going to turn out, Go to Falcon Ranch (Intersection of Westheimer Pkwy and Falcon Landing Blvd.) and you will see how Silver Ranch is going to turn out when it is fully built. They both have the same developer (Ersa Grae) and Silver Ranch began because Falcon Ranch was such a success and they were finsihed building in Falcon Ranch! No WOrries!

Default Silver Ranch

We justy moved to Katy and we like the Silver Ranch area. It has a country feel and it is not huge like some of the areas. We like J Patrick and we love the floor plan we bought. Cinco Ranch area had smaller back yards and we really wanted a yard big enough for a pool. Great schools!

Does having a house that close to a high school really increase your home value?

Hi,

I only just noticed this thread, we're thinking of buying in Silver ranch and was wondering if anyone had thoughts on it? Is it well maintained? Safe?

Silver Ranch seems to be a hot topic today! Here is what I typed in from another two posts. Silver Ranch, in my opinion, is the one of South Katy's best kept secrets. It is safe, and the grounds look well maintained. If you have any questions you can also PM me as well.

After months of searching and really taking our time to do our due diligence, we decided to buy in Silver Ranch! I honestly believe its one of South Katy's best kept secrets. Our kids will attend the same schools as people in our neighboring subdivisions (Cinco Ranch, Pine Mill, Church Hill Farms, Cardiff, etc..) but I believe we got the biggest bang for our buck.

The community is being developed by Ersa Grae which also developed Falcon Ranch. Falcon Ranch has been in existence for 10+ years and it is a beautiful subdivision with a strong HOA. I believe Silver Ranch is being managed by the same people, in the end its the residents who make up a strong HOA.

Case in point, Meritage Homes. They also build in Cinco Ranch 2 miles away...the same EXACT home is $50-75k more than it would be in Silver Ranch. With the savings I can build a pool in my own backyard! Our kids will be attending the same schools!!

Silver Ranch will neighbor Pine Mill Ranch to the north, Cinco Ranch Northwest to the east, and the Avalon at Cinco Ranch subdivision to the south. Spring Green Blvd. is going to cut through Silver Ranch, Avalon at Cinco Ranch, and the new Toll Brother Subdivision which will eventually connect to FM 1463.

Another best kept secret, there is an new elementary and a brand new Jr. high that is going to be right off of Spring Green and Hawks Landing. Essentially, you will have K-12 within a 2 mile radius.

I think Silver Ranch is an excellent choice. Best of luck!!
