Anyone here live in Silver Ranch that can comment of how well the HOA is managed? Are you just giving your money to an invisiable HOA each year or do you actually see the use of your dues?

Also any general opinions on the Silver Ranch area would be appreciated, looking a building there with David Weekley.

Have you looked at cross creek ranch. Awesome community and plugged in hoa that throws parties and events for its residents!

It's a beautiful area but the prices for the size of house I want are over my budget there. David Weekley is selling 4,000sqft houses in Silver Ranch for less than $300,000. I havent been able to find that size for that price brand new anywhere else in the area.

I just don't like the tax rate there..3.6% is high.

Just an update, we have decided to buy in this area, and the house is currently being built. Looking like a late August, early September finish right now if the weather would be a little nicer. Going with David Weekley of course since Brighton is really no comparision. We decided to go with the model home, the Macalaster. We were lucky as they have rolled back a lot of their incentives and raised the base prices on all of their houses. If any one lives in the area, my family and I look forward to being in the community and meeting everyone.

My family and I are also looking for homes in the Katy area. We currently live in Cinco, but our yard is too small and the 3 kids are getting older so we are looking to upgrade. Silver Ranch is what we found as being the most affordable 5 BR/Game room/ Media Room in the area. We also love the Macalastar floor plan from David Weekley. Unfortunately we are still about 8 months away from being able to afford a new home (need to pay off one of our vehicles first). Would love to hear updates on how your home is doing. Did you get a lot that is large enough to fit a pool?

We do have enough room to fit a pool, but thats not something high on our wish list so we wont have anything installed for now. So far all the neighbors we have met have been very nice and welcoming. This is also my second David Weekley house and I have no complaints so far with the entire process and our sales lady has been very helpful. The only bad news I can offer you is they recently raised the prices in this area, but we luckily had our contract signed before that. They were offering $20k off any new house, but now that is down to 10K and every house's base price went up by 2k additionally.

I m new to the area and I m looking to buy or build the house and I found new sub division in silver ranch section 11
The floor plan I like is the same one u have Macalaster but there is the huge price difference now its a 4100 sqft house and they are asking 376k compare to ur price I m paying 76k more can you share ur buying experience and negotiation with me thank you

Of course there is going to be a huge difference, that was two years ago. As land becomes more and more scarce in the souther portion of the district this is to be expected. Desirable schools and its a "piggy back" neighborhood of Cinco Ranch. You may ask for more "incentive money" but they will not go down on base price. The HOA is great, haven't had any issues with them.

Hey,

I live in Silver ranch (Section 11). The prices have definitely gone up, I signed by contract in Dec 2014, the prices right now are about 10% more than what they were when i signed.
There aren't too many new houses/sections in Katy (south of I-10) so builders will charge a premium.
