Hi, I'm considering moving from an apartment in galleria Area to bear Creek. Driving through, some areas look nice, some houses/streets a bit sketchy.. I'm concerned if the neighborhood is taking a turn for the worse or the better... so many areas of houston are going through gentrification, are displaced individuals moving to here or from here?

Is it for sure Villages of Bear Creek - or Bear Creek Village? The first one is built in the late 90's and is located about Fry, just south of West Little York. The second was built about 20 years earlier and is located just north of Clay, just east of 6.

Older homes, had a lot of older owners that had been there a long time - so when the foreclosures were coming fast and furious, it was an oasis of calm - even though it was the prime price point for foreclosures. That is changing now due to attrition - the older owners became even older and are having to make lifestyle changes. The subdivision is becoming younger.

When you have a subdivision where there is a majority of older owners, it is quiet, maintained, and steady. There is still quite a few in there. It will gradually become like its neighbor Glen Cairn, across Highway 6, where you have a mixture. Still, for the price point, it's a good deal. Pick a street of maintained homes and the probability is good that it will stay that way. When one goes for sale, it will be higher than one in poorer shape on another street, so attracts people that want to maintain it, even though it is more per square foot. Same there goes for Glen Cairn, but I would choose BCV over GC.

I think BCV is OK. I lived in the zero-lot-line section on the west end of the neighborhood (maybe that was VBC?) for several years. A mix of owner-occupied and rental housing. Some good neighbors, some not so good by the time we moved. Some neighbors were rather irresponsible, keeping chickens in violation of deed restrictions, or allowing stray cats to breed and feeding them. Others were more traditional slightly uptight suburban folks.

I would stay away from Glencairn. It's had a bad reputation since the 1990s, and was considered the main area of decline for Bear Creek, even more so than the 1980s-era apartments in the area.

I can't imagine this all has changed substantially since I moved in 2007.

Glencairn actually got worse during the downturn after 2007. Lots of foreclosures. Then it got better. Then it got better than prior. Tighter loan restrictions were responsible.
