Call me a cynic, but I don't get the obsession with Robindell. It's zoned to sharpstown schools but its freeway access is poor. I dunno it's nice I guess but I still think sharpstowm has more potential.

Most people buying homes in these areas are going to be hesitant to send their kids to the zoned schools anyway. Robindell benefits from its proximity to Bellaire and Meyerland whereas Sharpstown is on a bit of an island.

Robindell is literally catty-corner from Sharpstown. The proximity of Robindell and Sharpstown Sections 1 & 2 to both Meyerland and Bellaire are the same.

you're right. I always think of Sharpstown as only being north of 59 because that's where all my friends were.

Exactly, the only difference between the two is sharpstown's excellent freeway access compared to robindell's poor access.

I've honestly never had a client choose a place or not because of freeway access.

Your anecdotal experiences do not constitute empirical fact. Statistics show a correlation of home buyers having a preference for shorter commute times. Highway access is a part of a commute and in some cases it's easy to argue that some homebuyers would take that into account. Traveling to 59 or 610 from robindell would easily add 10 minutes to a commute.

wait...so my experience with hundreds of clients over the years means nothing but your opinion is gold?

Freeway access is nice and all, but not everyone wants to be right next to a freeway. It could just as easily be argued as a negative.

It should also be mentioned that Sharpstown and Robindell feature pretty different housing stock. Robindell was built out about a decade earlier and the homes are quite a bit smaller.
