I'm looking to buy an Ashton woods home in summer lakes. Does anyone know a fair price a home should be selling for in that area of Rosenberg? I was looking into an inventory home available there so maybe there might be some room for negotiation. Also does anyone know if it is worth it buying a home in that area as far as development goes? (I dont have any kids so school zoning isn't an issue for me)

You'll care more about schools when it comes time to sell. That said, I think it's a good area and no issues in particular with the schools. Homes are selling in that area, and for more than a year ago, so you're not in much of a position to negotiate. But that's no different from any other area right now. I would look at existing homes on har and at others builders in the community. See what houses are going for per square foot. There will be some pain from the freeway expanding out that way, but there will be gain from it in the future. It will become more accessible. There will also be an outlet mall built in that area. At least that is my understanding.

I saw an inventory home for $279K or something like that recently that had wood floors all across the bottom floor, 4 bedrooms, granite, etc....didn't like the paint but it did go fast...

outlet mall will be built at reading road and spacek right off the freeway

I think the outlet is supposed to open 2016ish. There is a lot of residential development going on in that area. What will an outlet mall (and its associated traffic) do to property values?

We also just bought a Perry Homes in River Park West last week. Did you build or buy an Inventory house?

Hard to say exactly what will happen. Traffic is inevitable.... everywhere. However, in this case, I believe they are expanding the freeway in that direction and will be modernizing all of the intersections, so that will absorb some of the traffic issues. Also, like with any development in a City, the developer will have to make improvements in the public right-of-way (turn lanes, signal/s, etc.) to make the traffic work as determined by a traffic engineer. Other than that, as to what will happen to property values, has Fairfield been negatively impacted by the outlet mall up there? I would think it will be a similar situation. But I really don't know what has happened up there. I know it is a nice mall. Locals probably aren't thrilled with it in all cases, however.

I bought a home in Summer Lakes last year. It's an awesome neighborhood. Very convenient to a lot of stuff! Cant wait till 69 is expanded. The area (Richmond/Rosenberg) is booming right now. I think I read somewhere that they are calling it the next Sugar Land. The developer redid the look of the new sections that will be opening up. There's going to be a WiFi pavilion, I guess thats cool... I have no kids myself, but did some research beforing buying and they have good schools and almost new.

Any how, to answer your question, you may negotiate a little off the price or have closing costs paid for. Homes are selling fast here!
