Is anyone familiar with the section of land in New Territory near the Maryam Islamic Center, around Thomson Chapel Rd. and McVey Hartwood Lane? Google satellite view looks pretty rough - trailers? auto repair? It's in New Territory but looks like unincorporated land and independent property owners. Is it a sketchy area over there?

it depends on your need - there are 2 big farms with trucks, one stone crushing facility, storage unit, cell tower, few old houses and business as u stated rough but generally quite no easy way out(one-road) so less prone to theft i guess. this area is outside of new territory subdivision BUT if you are getting a good land deal for future investment then its considerable

It's within, but not really a part of, New Territory if that makes sense. It looks like some hold-out tracts from the original development. It is not a part of the municipal utility district or HOA/deed restrictions. It's in Sugar Land's ETJ, but there's no real control or utilities out there. Different from New Territory and a bit unusual to have such a large "donut hole" like that within a big development.

Areas like this are fascinating to me. When you look at parcel records, it's interesting to see things like an individual owner having 9/10 of an acre that butts up against the parking lot of religious facility, that is adjacent to Southern Star Concrete company. I'm always curious to think how long these owners (or their descendants) will hold out from selling out to a nearby developer/business.

Agreed - I just never knew it was back there until I saw a home listing on a nearby street and picked up on it from Google satellite view. We drove around - and you're right - it's nice there's not many entry/exit areas from over there. It makes me a little uncomfortable that it falls outside of the deed restrictions in New Territory. I don't want to hear a mechanic shop or stone crushing facility when I'm in my backyard...
