We currently rent on Hwy 6 in between Alvin and Missouri City. We are a family of 4 with a middle class income. We have two small children; one who is 1 years old and the other will be turning 5 next week and starting elementary school in the Fall of 2008. I work in the Galleria area and my husband works at the Beltway 8 and 288 area.

Now that you have some background info on us, we are looking at purchasing our first home after the first of the year. We can't spend much more than $150K in doing so. I like the area of town that we are in because I am familiar with it, but am having a hard time deciding where to buy that is in our price range and with a good elementary school. We have considered Pearland, Alvin, Missouri City, and Sugarland. I like all of these areas but am not sure which parts of these cities to stay away from. I know that Missouri City can be spotty. I feel like we can get more for our money by staying out of Pearland.

We have also talked about Katy - the older areas like Bear Creek. It seems that again we can get more for our money out there. We are having a super hard time trying to decide WHERE to start our house hunt.

What does everyone recommend? I'd love to hear what you all think as well.

Let me start by saying I know nothing about the areas you are looking into but am reponding because no one else has. I would start with HAR.com and check houses and neighborhoods you like, check greatschools.net for school info and city data for demographics. Call a realtor in the area you are in (and I can refer you to one if necessary) and see what is available and look at homes. Drive around and see if the area appeals to you and maybe even talk to local neighbors, go to garage sales if they have them and see what people say to help you make a decision.

If you like the older communities in Katy, then I would suggest maybe Nottingham Country (zip 77450). They have large homes with a nice sized lot and I'm sure you can find something in your price range (may need a little updating) but for the most part the homes are holding their value quite well. In addition it's Katy ISD.

Also Williamsburg Settlement is an older community with large homes, large lots and well established. It also is in KISD.
