Safety?
Property Value?
Diverse?
Shopping?

1st, 6th and 4th are pretty good. 2nd is coming along. All Anglo friendly.

If you follow down I-45 to where it meets 288S. Anything West of that is good and East gets scary. There is little to no development to the east. There is barely any shopping. The property value is very low. It is not very diverse either. I don't see those areas turning around in the next 20-40 years. All the development is on the West side. You might want to peak as East Downtown. That area is an exception. I guess it all depends on your budget and if you have kids.

6th ward is not that bad just stay away from 3rd and 5th ward

I've lived in Second Ward for five years now and can say that I definitely see gradual changes. With the rail and Eastwood adjacent, Second Ward will definitely gentrify a lot sooner than 20-40 years.

Third Ward is not bad all over. Only up there by Anita Street it can be a little seedy, but everybody pretty much minds their business and keeps to themselves. There is a patrol officer that roams around pretty frequent. There is a nice middle class section around TSU. The lightrail, new stadium, and new developments of Uof H area is up and coming even more. So the Trey is on the rise. Not sure why all the cynicism.

in a few years 5th will be the same...I remember when 4th was real rough by the Fonde...how times have changed

difference with 5th is those folks own the land unlike 3rd so its harder to run them out...

problem is if we clean the wards out, where do the people go? Pearland?

If by a few years you mean a few decades. Washington started turning over 20 years ago. The Heights started about 30 years ago. The Heights probably has another 20 years or so to go. How do you figure 5th will turn over faster than the others have?

The suburbs are already feeling the displacement of poorer families from the innerloop. I have talked to many friends who have kids in Katy. One friend's son just graduated from Katy HS. His daughter was about to go to HS. He moved to the city because he did not want her to go there. He said they had gone down hill a lot. Also, he was sick of his commute to the Galleria. They call it reverse white flight.
