that's assuming that the toll road that is gonna go through there is not gonna be a toll road (toll roads don't generate growth)
I bet most of that area is a flood zone

I'm sure the future Grand Parkway has something to do with it, but I'm guessing the main reason would be the new ExxonMobile Campus that is up the street from there.

I think the impact of Exxon is starting to get a bit over-stated. It certainly adds to the momentum of the area, but there is probably enough housing already to absorb it. The Woodlands is getting built-out, and the SE area has land to build and decent location/access (which could improve) to the Hardy Toll Road and 45.

Don't think it matters much if it is a tollway or not.

Pretty much. The Grand Parkway is a bigger reason for the growth here than the Exxon campus.
