Which one has the better high school?
Is Telfair still zoned to Clements? (Most of them seem to be zoned to Kempner).
Any comparison between the Middle and Elementary schools in the two subdivisions ?

(I didn't see any updated threads on this issue; they are mostly a year or so old)

Clements, Kempner, Austin and Travis are all about equal regardless of what anyone might tell you.

I wouldn't put Kempner in the same category as Clements and Austin. Kempner is a notch below academically compared to those two schools. And Travis just opened up, so it might be too soon to judge.

Most of Telfair goes to Kempner High. Only the newest section, south of Hwy 59 is zoned to Clements. The section of New Territory east of Hwy 99 is zoned to Austin High, as are the little neighborhoods on the southernmost portion of FM 1464. The section of New Territory west of Hwy 99 is zoned to Travis High.

Isn't Cornerstone Elementary super crowded? Telfair residents were expecting a new elementary school and it hasn't happened.

Default New Territory

Thanks for the responses! Didn't know Telfair extended to South of 59 too! Surprised that prices are that high for Telfair, even when being zoned to Kempner.


We are close to making a decision on a property in New Territory(East side of 99, close to Telfair). We like the mature neighborhood and the schools. Telfair, indeed is not in our budget. (And in any case, for that price, First Colony looks more attractive, with better access to everything and far better schools.)

The one little thing we are worried about in New Territory is the resale price pressure Telfair is going to put on comparable houses in New Territory, say 6-7 years from now.
Also we see a lot of comparisons/discussions in this forum between, Riverstone, First Colony and Telfair but not so much about New Territory.
Are there any pitfalls to be particularly aware of, when choosing New Territory? (besides the fact, houses are about 15 years old(er) compared to those in Telfair)

I know quite a few families who live in the area of New Territory you are considering and they seem to really love it. The school lineup is excellent and many of the houses, although older, are beautifully upgraded. New Territory is also lush and green compared to Telfair. (Telfair will have more trees in the future, but right now it has that "houses in the middle of a prairie" feel).

We know a family in Telfair who are unhappy with how crowded Telfair is becoming. New Territory doesn't feel so much so.

There are a lot of things to do in New Territory. If you haven't already, visit The Club and investigate all the recreational activities going on.

All of this being said, I would happily live in First Colony, Telfair, or New Territory. They are all nice.

The one thing that I did not like about New Territory is its size. It is so large it feels like an ocean of houses. And it seems to add at least 5 extra minutes to your travel time.
I would choose First Colony because of its close proximity to Town Center, 59, First Colony Mall, Highway 6 etc.

Have you lived in New Territory? It doesn't feel like an "ocean of houses" to me. The subdivisions make it feel like smaller neighborhoods.

Cornerstone elementary is zoned only to Telfair residents from next school year hence it will not be crowded anymore. I know a lot of parents who made the decison to move to telfair and very happy with the School and the neighborhood itself. It is all about ones priorities and preferences. New Territory is a good family oriented neighborhood.So is Telfair. But then people who prefer newly built homes with latest upgrades and put in the extra money for it Telfair is a better choice.
