the outlet malls in San Marcos, both Tanger and Simon, do a lot of business because they are in a desirable location (half way between Austin and San Antonio), located in a college town with students who can work and shop, and their success has helped bring up new business like the awesome embassy suites located half a mile from the outlet malls, and new restuarants in the area...

other than residents who live in those areas where the outlets are proposed, or weekend warriors who are headed to the coast, no one will do any shopping at those places and they will be destined to fail...no one visits galveston county anymore

..personally, I think either of those outlet malls would do great off of 288 and hwy 6, where there are a ton of residents but no retail oppurtunities, or in the richmond area of the grand parkway....

Actually right now they are constructing a new Aquarium and Legoland Discoovery Center at Grapevine Mills (which is just north of DFW Airport). However I did not hear anything about building a new mall so the rest is probably made up.

I live in League City. I do not think either of these will survive. Mall of Mainland is a perfect example and these companies should take note. If that couldnt survive after only 10 years then what makes them think these will suddenly make it?

I went to the mall over in Pearland and it was just as dead and this recently opened. They need to do a survey of Malls and which type of people like to go to malls. College Kids love malls and will spend their last dime at a mall before paying rent. When they realize this, then they would make a profit. Put a mall in a college area or town and then you will make it.

I don't know - lots of stay at home homes in that area with plenty of time to shop and if the crowds at Baybrook are any indication - another mall in the area could help ease the crowding.

the stafford mall will appeal to houston folks as the rosenberg mall will target the small towners in the area...hopefully both malls have different variety
