I am a single mom with 2 teens and 71 yr old mother and would like to relocate to a friendly small (but not too small) town. Preferably where the weather isn't too cold. Am in Maryland now and it is very expensive here plus crime is getting worse. I would probably have to rent for awhile as I would need to save up for down payment. Wouldn't mind living in doublewide mobile or something similar. My monthly income is 2400 and job market is not an issue so it could be rural. Thanks for any input.

Try the area around Hays in Western Kansas. People are pretty friendly and down to earth, the climate is mild yet not too humid, there is very little crime to speak of and the economy in that area is better than most in the country.

Hays. I recognize that town from the Gunsmoke TV series...

Try Cookeville, Tennessee. Small town (30,000) with an excellent school system with open enrollment, meaning your kids can go to any school they want, whichever is best for them. It's an hour east of the Nashville airport. Beautiful countryside, low cost of living, very family-friendly, low crime, and mild winters.

Tennessee has a very low tax burden, much lower than Maryland's.

It's a college town, but it's not a party school. Having a university in town helps have more restaurants, shopping, concerts, plays, stuff like that. It's got several museums including a children's museum and a train museum.

Some pics of various Cookeville scenes:

The TN mountains & Kansas? The OP said no cold weather!

Try FL or TX.
