Thank you everyone for the replies. I am going to investigate with the previous owners on why they girdled it as also the kind of tree it is.

I've got some crab apple trees at work that appear to have been girdled over the winter by some type of varmit about a foot off the ground, suspect this was done by rabbits judging by the rabbit turds around the base of the tree. They lasted a year but didn't bloom or leaf out the following year and died. Wascawy Wabbits!

Default Saving the Tree??

Okay so I think you should try to investigate why the previous owner wanted to kill the tree.

Look at the distance of the tree to the house and try to locate its roots. If the tree is far from the house and there is a bit huge of space and grass in between, they probably killed it because they wanted to remove the roots and build a lawn in it.

If you really wanted to save it, I suggest you look for expert agriculturist. I am not a professional when it comes to this concern, but I'm pretty interested on the reason why the tree was being killed.
