There is another large format King Soopers coming to the Eastbridge Town Center. Kroger is claiming that it will resemble the store that they built in Glendale (Leetsdale/Cherry). There is also a group of residents that are working to open a community-owned grocery store (see - Northeast Community Co-op Market - Home). I think this kind of effort says a lot more about a community than the selection found in a Kroger or WalMart. The placement of grocery stores has more to do with demographics that go beyond just one neighborhood (even a big one like Stapleton) since a urban grocer works from a trade area that is a 3-mile radius.

It sounds like WalMart Neighborhood Market was kicking the tires in Stapleton for a while, but they have opted to locate at the corner of Havana and E. Colfax.

Stapleton strikes me as half a New Urbanist neighborhood. It's got the requisite density and small lots. The houses are varied and interesting, either modern or harkening back to nostalgic styles. Plenty of parks and rec opportunities. What they missed completely is the concept of mixed-use. You won't find small, convenient businesses scattered among residential streets. The person who said groceries are in walking distance must have been a marathon runner, or a resident of the west side of the development. Over on the opposite side of Stapleton, you're separated from any retail at all by the length of an airport runway.

Stapleton has some appeal to me, but a smaller New Urb like Bradburn or Elitch's would be more my style.

Well, once they build the KS on the east end, I'll be within walking distance of it. But yeah, I agree they've missed the "mixed" aspect in the center of Stapleton. I'm curious to see what they build on the south side of the new train station. It's supposed to be high density/multi-use.

There is some (but not much) mixed use, but I wish Forest City could have incorporated neighborhood shops among all of the residential. It just doesn't present a scale of commercial development that they want to invest in, which is too bad. Once the Eastbridge Town Center is developed along with the commercial planned along Peoria/MLK/Fitzsimons and three nearby commuter/light rail stips, there will be much more walkability in the area. In addition, projects along the Aurora border present quite a bit of intrigue since land is cheaper and isn't held by one master developer. Most of us know about the Stanley project (https://www.facebook.com/OhHeyStanley) and there's another potential mixed use project in the works across the street. It takes time for a neighborhood to mature and I think Stapleton is starting to build a nice foundation.

I'm with Claire, and hopeful about potential development along the Aurora border. Not sure when or if this will ever happen, but there are some very interesting ideas, at least.
