Does anyone know how many homes have been sold in the peninsula?

Must be more specific. This is sometimes confused with "peninsula" the Delmarva Peninsula.

Peninsula, the subdivision in Indian River Hundred -
Since 2005, 151 sold and settled that went through the local Multi List Service. Others may have sold that didn't go through the Multi List. You can find out all that information from Sussex County public records, on line. Takes time to search and count them.

No
151 single family detached
271 condos/townhouses

Have you visited their web site? It shows a clubhouse with indoor and outdoor pools, a gym, restaurant, and there are even swimming lessons scheduled starting in March.

Not sure about the conflicting information regarding the clubhouse. I haven't been there in awhile. Their newsletter says they just added 46 more members to their club membership, bringing that up to 520 members.

I guess there are members who just own lots? I have seen there web site.But not the newsletter where can i view that? Thank you for the information.

No, members who live there use the clubhouse. Maybe there's a community clubhouse planned, and a Jack Nicklaus golf course/clubhouse in existence. They do have swim lessons, a spa, and other amenities, according to their site.
Here's the link to the Realtors newsletters, but they are open for all to read. By the way, I'm not a Realtor.

I didnt think you were but im glad you answered me. I visited the peninsula a few weeks back and thought it was very nice. Then found out they had financial trouble and was a little dissapointed. Not sure about purchasing?

This has absolutely nothing to do with Delaware Real Estate but it may be helpful in looking at the big picture. I was on the board of our former co-op years ago in NY. You need to ask for the reserve fund balance or the equivalent if a home owners association or condo. You also should check on the "proposed" vs. current number of homes and if there is current home building, the numbers of "to be completed" homes that are already sold vs built for sale homes, excluding the models. Is there a builder manager and what is the arrangement in terms of community self management or management company. This stuff is very important because if the community is underdeveloped especially in these economic times, you may wind up having to bear the additional cost of amenities if that is part of the management agreement. i.e. after x number of years, the builder/management company turns full management of the property over to the owners and its' contribution is now the responsibility of the owners. That can be very expensive to say the least.
