When I leave for work around 7:30 a.m, I listen to AM 1080 KRLD and they do the area traffic reports. They usually report a commute time from 380 down to the Bush Turnpike of around 30 minutes. I have heard as much as 40 minutes and as little as 20 minutes (very rare). Getting on in Allen will shave a little time off of that but not a whole lot. They don't ever say the commute time from the Bush down to 635, so I don't know on average how long that takes as I use the tollway. I am sure that you could find out an actual total commute time as there is so many people that make that commute from up in the Allen and McKinney area and use 75.

I live right off of 190. Closer to 75 than the people in Allen are to 190 and a LOT LESS traffic on 190 going West than on 75 going South. In "NON" rush hour traffic to get to 75/635 it takes about 20-25 minutes and that is going around 65mph-70mph. I have only 1 traffic light to contend with before I can get on 190. Most people in Allen are going to be dealing w/ more than 1 traffic light. It really does not take that long to get down 75 from 190 to LBJ but it does take some time. To get to Allen from my spot on 190 in NON rush hour is also about 20 minutes and that is again in NON rush hour and only going to places that are right off of 75. For the OP to get from a house in Allen to the area of 75/635 in rush hour traffic I'd allow at least 45 minutes MINIMUM to an hour every day and more if the weather is bad or there is a wreck.

If I were you I would drop the new house requirement for a reasonable commute. Allen may be trendy, but is it worth it to spend countless hours sitting in traffic to have a media room that you never have time to use?

I live in north Irving and it takes me about 30 minutes to reach 635/75, less when I can use the HOV lane.

I suggest Carrollton or Farmers Branch, halfway between the two.

Great info. Traveling on 75 south, which of the two stretches is more busier than the other during rush hour - the one from 121 to 190 or the one from 190 to 635?

I haven't looked hard enough at these areas but from what research I did, houses in Carrollton and FB are older houses, and we don't want to buy a house that is more than 10 years old.

I actually did the trip from Irving to Allen this evening: 190 to 35 to 121; and it took me about 40 minutes. There was hardly any traffic on 121 which is the major portion for this route. Don't know if this is the norm or not.

why?

There are crummy houses with wet ink on the building permit, and there are great houses that are 30 years old, and everything in between. Age <> condition.

And there was no major accident on I-35E yesterday afternoon/evenng in rush hour going north. There will be at least once a week either in the morning going south or afternoon going north and when that happens........ the backup is NORMALLY an hour or more.

No, that is not the norm for 121 at all. In rush hour there will be plenty of traffic.

From listening to the traffic reports, it seems like the 190 to 635 stretch on Central/75 is roughest. This is in Richardson.
