Chapin is primarily a bedroom community on the north side of Lake Murray. There isn't much of a "downtown" to speak of, but it's convenient to Harbison and I-26. Reputation for good schools, has growth tremendously in the past 10 years and has a lot more subdivisions (and traffic) now, but is a popular location for folks who don't care for the city-life of Columbia.
Actually the downtown proper is about what you would expect of a healthy little town of about a thousand people, which is about the number of people it would have it it hadn't become mostly a suburban-style bedroom community of Columbia. I think there are about 3,000 within the town boundaries because of its bedroom community role. Then again, I think the population would be only about 500 and the downtown might be desolate if it had not become a bedroom community with Lake Murray and suburban schools as the main draws.
we chose the Chapin area as we wanted to live near/on the lake while being in a smaller community; Chapin's downtown as noted is small, has some restaurants and the couple grocery stores to cover basic needs. I'd add that there are (again due to the lake and how it is laid out) many neighborhoods that fall into Chapin's zip and school system but are out of the town limits.
Chapin to the Harbison area off I-26 is a 15 min drive to get to the larger mall and shopping/eating areas. It takes us 30-35 mins to get downtown Columbia, depending on traffic of course.
We dont have children in the school system here, but it has been rated very high and from what we hear from our neighbors it is a very good district that they are happy with for their kids. The HS is in the middle or some large additions/constructions for more improvements as well.

I knew several people at Clemson University who went to Chapin High School and they all loved it, seems like most of them liked it better than being at Clemson which was a bit odd. they would go home to Chapin almost every single weekend. most people I meet at Clemson would tend to trash their high schools.
