Unfortunately for those that wanted the parking garage gone however, it will remain and be repaired.

Agreed.. it looks like they will wrap the garage with some of the apartments and make a park on the roof.. As much as I hate the location of the garage... l can imagine that if it is in fair condition they would rather rehab it than demo then have to rebuild another garage or take up valuable real estate for surface parking. I guess this is the best we can hope for.. but it may take a while to develop. It seems that they arent focusing on retail as much aside from some large anchor or possible some service retail for the development itself.. but not like an "sandhills" type of destination.. The park will more than likely serve that function.

I thought this was interesting and may continue to support the Columbia -Charlotte corridor. I believe this site is actually in the Town of Blythewood which has expanded into Fairfield County.

I’ve seen the City describe the retail component as Belk, the larger Grocer and then retail space similar to Cardinal Crossing. The square footage of retail will go from close to 1 million at the current mall to 250K sq feet.

Yeah, the entire 1,200 stall garage stays, Belk will be moving to the old 2 story Parisian store, the rest of the mall will be demolished and a 100,000 SF Kroger will move across the street with additional grade level parking between Belk and Kroger. Two 190 unit apartment buildings will be built to flank and be on time of the garage to hide quite a bit of the parking structure (which will be rehabbed). Public parking will be on the first floor only. An additional 5 floor apartment building, 400 stall parking deck, restaurant and retail will be built during the final phase on the south end of the property.

I wonder what happens to Barnes and Nobles? From the rendering.. there will be new apartments built further south (top of the photo)? I wonder how long it will take for all this to get done? If the Kroger is like the one up on Blythewood that should be a welcome addition to the area. The old Kroger site could also be redeveloped maybe as additional residential infill (townhomes or apartments) Good Stuff for Forest Acres!

I have a hard time seeing B&N sticking around unless the plans change and more retail space is added. I’m not sure how much sq footage a B&N would need but it sounds like there will only be about 35K in retail space planned outside of the Belk, Grocery Store and Brewery/Beer Hall.

The current plan is for architectural plans to be drawn up over the next 6 months, old Parisians rehab for Belk to move into over the 18-24 months after that, then demo of the mall to occur once Belk is moved. The first phase which is essentially everything but the second set of apartments and new parking garage (and whatever retail that may be included in that development) to be complete in around 5 years. Obviously we know timelines can be optimistic.

BTW Guys the design you see for Richland Mall redevelopment is actually not the final design. Someone at the City told me that this design you see is just a placeholder.

I hope they build way more dense than this initial design.
