I am new to the real estate market in Cook county (Lansing). Is the process for section 8 applicants really unrestrictive and are the property owners protected by the government against property damaging tennants ? ... In other states, the section 8 regulators are strict on the applicants and if the tennants are damaging, they are removed from teh program(s).

Atthe current time, No. I am just a homeoowner, can't sell because of teh market, same scenario everyone is having right now. I want to relocate, but unless I take a 50K loss, I can't, so renting is another option. I am just trying to find teh best scenario for me, since I would be a "Distant" landlord.

Chuckity, Thanks for the link on the Lansing Rental Ordinance. Real criminals could care less about ordinance, hence the reason they break the law in the first place. I read teh ordinance, and it is a good ordinance if you are local, but renting will not work for me if I have violations to the ordinance and live in Florida or VA Beach. Using a Proxy may work, but I do not have those types of connections here. I guess I am going to either have to stay, or lose on a sale.

^You should look into having a property management company handle the property. You pay them a fee (or a cut) and they handle the leasing of the property. Being a out-of-town landlord is a bad idea otherwise -- for both you and the tenant.

Been there, done that. It's a receipe for disaster. Property Management is the only way to go.

I don't know about Lansing, but I will tell you that the organization that runs section 8 in Chicago, CHA, will not protect home owners. They pretty much take a hands off approach. They'll leave it up to you evict the tenants and collect any money for damages
