The verdict is Lincoln Square then. I'll be visiting the city soon to walk around and get a sense of the apartments there. Any advice on good property management companies to contact (as well as the bad ones to avoid) or is craigslist the main way to go?

I first found a place there 7(?) years ago, and I don't even know if there was a Craigslist. I think I found my place through the Reader. Most of the places around there are two- and three-flats, with some courtyard buildings, and many of them are privately managed and/or owner-occupied.

Personally I'd say most buildings in Lincoln Square are 2-3 flats. Smaller apartments like what your looking for are going to be in the courtyard buildings for the most part. I've always just looked on Craigslist. It's annoying and difficult to navigate not to mention the same apartment can be posted multiple times per day.

Hmmm. I guess it depends on the street. I'm thinking of the area bounded by Lawrence to the north, Damen to the east, Lincoln to the west and, say, Montrose to the south. I guess that's not indicative of the whole neighborhood, but it's the area I think of (because it's the area in which I lived, I guess). Lots of two- and three-flats. Some courtyards. I can't think of any vintage elevator buildings....

I suppose that I should clarify that I'm talking about apartment rentals. If we're talking about housing, it's definitely more of two and three flats (especially those beautiful grey stones you see on Leland.)

I guess I can see that. It seems the side streets are dominated by the 2- and 3-flats, but there may be more rentals, in terms of raw numbers, in the other types of buildings you mentioned. And for someone looking for a 1 bedroom or studio, a courtyard or walkup is really going to be your best option...

Huh?

There are four trains between 5pm and 7pm from Evanston going into the city. That is quite adequate. Besides, the OP can take the Purple Line in an emergency.
