She did say:

"I want it to be SAFE, clean, fun, with good access to transportation, shopping, etc. We have a dog and need a single family home with a yard. "

Believe it or not, all of this can be found in NW Indiana.

I know. I have a family member that lives there. She also was talking about wanting and older neighborhood close to the city, the suggestions of Chicago's first ring burbs seemed to be perfect ... and I know that I'm going to go out of a limb in saying this, but I think Northwest Indiana may be a bit too 'small town conservative Midwest' for her, I know it is for me, and I've been visiting it with some regularity for 15 years.

You're possibly correct, but she can save lots of $ if that's what she wants.
NW Indiana is an like an escape from the big metro area, although its part of it!

Default Old Irving

Old Irving is the best- still a chicago neighborhood without the price tag. You can get a yard for $600K, walk to many things and lots of transportation options.
We live there now and LOVE it.

I would go with Glen Ellyn, Elmhurst, St Charles, Geneva or look into Arlington hts. These are all desirable,sought after areas making your investment a good one. Evanston is great and you have the beach/lake, but it is more 'big city'.
