Help please:

I received a bid on my roof - can someone give their opinion generally on the price - its a reputable contractor..

3500 square feet
pitched roof
3 dimensional asphalt fiberglass roofing shingles; 300 lb.
remove old shingles and replace; remove debris included in price
5 sky light kits included
vents

Wilmette
$10,000.00
I would appreciate an opnion as I am single and need some reference to go by please... Thanks Much dlc

Here is a comparison for you.

2007: Single, small, one story low pitch roof. Removed all materials down to the roof decking. New tarpaper, new 25 year shingles, new flashing, plus added four new vents. $5000 plus $275 to rent a dumpster.

Don't use dark shingles, they hold heat in the summer.

If some of the wood underneath the shingles is ruined by dry rot or leaks be prepared to be charged extra per linear foot of planking. I'd say it really depends on the age of the home. My old house in Chicago had the roof replaced 20+ years ago; there was some planking that needed replacement but it wasn't a killer. BTW, that house was built in 1924. And Linicx is correct about the dark shingles, they hold heat like an oven!

Oh yeah! That's why you insulate in the attic and VENT properly, and make sure the flashing is still good, too. I replaced flashing in the valleys and around the chimney too.

Ventilation is so important..


My home was built in the early 80s and I need to install more attic ventilation .
believe that would help dramatically with the energy bills

If your house was built in the 1980's the insulation has outlived its purpose. Insulation and vents should help.
