But this thread has me thinking about the Landlord now...
You get weirdos everywhere you go, granted...but generally, what's the good and bad on being a Landlord in WV ? It certainly LOOKS like a good opportunity, given the low property prices and the current 'buyer's market'. So you'd think this oddball would have so much competition these days that he'd treat his tenants better.
Are there legal loopholes for tenants to hide in, or hidden expenses to watch out for beyond the typical household repairs and related legal fees? I guess I'm just wondering how this particular Landlord can (or thinks he can) get away with treating tenants this way.
This is Wv...there are few rental rules...can pretty well do as he pleases..we should have a renter blog for the big cities...Morgantown has one for the student kids and they know who to stay away from...things were so bad last year and the complaints were so foul that Morgantown hired 5 compliance inspectors...and its working...before that they had 2...for a college population of over 25,000.
In wv..most people own...if you rent, you usally are transient or have a problem keeping you from buying...the cities charge double taxation to the landlord and as long as nothing hinders the cash flow, nothing happens...when a person dies in a fire trap, then quick action is taken...some landlords look the other way at the dope dealing...the sleaze and collect the rent...some have quality standards...price gets a person a level of community and society...different concept than Europe...
We have an interest in a housing complex in Amsterdam...grandma died and left it in the estate...her will said that it would go condo then and the previous tennants could buy their digs...that is being done...some have been there for 40 years...some cannot buy and are lhaving difficulty because everything is taken...the attitude is different...people there rent for their entire lives in the same apartment...not so here...long term solution is to buy a place and pay it off...huge asset at the end of life...cash it in or use it for a reverse mortgage and have the bank send you a check for the remainder of your life or a time period...
Usually, the rental market is small...depends on the area...college towns are very different..
If I were our poster, I would move...but he has just put out 2 months rent, plus the utility deposits for his apartment...better to stay there and regroup...maybe find a better place before winter...he will do ok...he's in the Army.
