I am looking to relocate to South Carolina and was looking in the Mount Pleasant area. I like the information I have read about Park West. Can someone explain what HOA fees are? Is this a yearly or monthly fee? If there is a community clubhouse and pool is there a monthly fee as well? Is this area in a flood zone? I heard that insurance could be an expensive problem if you are near the beach area. Thanks for all your help

Dear SRmom, Park West is a planned community with elementary and middle schools in close proximity to the new Wando High school. In addition, it also has designated commercial areas to benefit the residents. Park West is divided into subsections depending on the needs of the customer. Couples, empty-nesters, retirees and families. Obviously, retirees would look in a subsection w/ fewer stairs and less room as opposed to a growing family who might consider a 2500 - 5000 sq. ft. home. HOA or homeowners association fees are yearly, quarterly or monthly fees usually rolled into one's mortgage and paid out of an escrow account. They cover the maintenance of the common areas, landscaping, upkeep of entrances, trails and bike paths and overall expenses of maintaining a nice place to call home. Yes, the upkeep of the pool and tennis courts are included in these fees. Insurance is not terrible but it is a factor that we all cope with down here. I do not reside in Park West but, I have sold homes in this development. I live off of Shem Creek, noted for its picturesqe fishing trawlers (shrimp boats) and I am in a flood zone. My flood insurance is $450 / yr and my homeowners is $2500 / year.

I know in Dunes West the use of the pool and the tennis courts are NOT included in the HOA dues. I would think Park West or any of the neighborhoods with community pools is going to be the same way. The pool, tennis courts, golfing etc., are usually always a separate option that you will have to pay in addition to HOA dues. Some communities with country club dining even require you to pay so much a month for meals there, whether you actually eat there or not.

Thanks for the information. Will the HOA fees be part of the listing information when I start working with a realtor? I want to know all this information before I make the decision to move.

Usually not, they tend to leave that little detail out. Any reputable Realtor though should provide you with that information before you make the deal, if not, insist upon it before signing anything.

Also there are different HOA fees for each subsection. So keep that in mind so you don't get confused.

Thank you for letting me know that the HOA fees I will have to ask about and verify they are for the right section. I am looking forward to looking around the area in person vs. the internet. I am hoping to catch a open house or two on a Sunday will I am there. Daniel Island looks nice but it might be out of my price range and I am concerned about flood insurance there.
