well over populated, SF, I believe they are actually losing population each year, but, yes, the surrounding areas are very over populated, you might even find SD that way. The advantage of buying in Ca right now is the down market. You say you are looking for a city with lots of activity and nightlife, but don't want anyplace that is over crowded. These, normally go together. I don't know what to tell you, but SD is beautiful, that much I will say.
