I'm seeking advice on behalf of my sister who currently resides in CO. She's looking to move out of her present apartment and closer in to Boulder this summer. She is, however, concerned that the college students who move in during August will make the rental market tight.

Does anyone have any experience with this? Do available apartments dry up/get more expensive in August? My guess would be that departing seniors make some space for new residents. I'm also presuming that there are a lot of students on 12 month leases who will simply renew, keeping supply relatively constant.

Yes I have experience. It was rather long ago, but I ended up living in my car for two months because I made the mistake of waiting until late August to try to find a place. Tell her not to wait! The earlier in the summer she can start looking, the better. And another thing to watch out for is that landlords will try to get her on a lease that ends on August 31st. She should hold out for a year lease (assuming she rents in early to mid-summer). Looking for a rental in late August in Boulder is a nightmare!

^^ I agree with the above on genral principle, the better you plan, the more likely you are to find an apt that you like, is in your budget, etc. That said, my DD did find an apt in mid-August for the coming school year. The Boulder housing market is weird and quirky to say the least.
