Boise Gov. appears so proactive it is hard to believe they would sit back and let things go to pot???? Quaity of life seems to be the main focus there, and we all know that will go down the tubes without proper planning. Are people there very involved in City Council meeting, voting, ect..? Seems like pressure from the tax paying voters is in order...

You are correct, City Hall and the mayor are not letting things go to pot. Boise is far from going to pot unless you have a friend who can pass you a bong.

The mayor is anti sprawl. Anti growth people are always going to complain, no matter what. The push recently is to build more densely but then the anti growth people still complain when a condo building is built downtown. I remember reading once when an anti growth/ anti anything downtown person was complaining because a new condo high rise was going to extend over a sidewalk with its upper floors and that is was intruding on our right of way, and how dare the city allow this?!?!? That building has been built and is a beautiful addition to downtown, and the floors that extend over the sidewalk would only cause worry for an extremely tall giant.

Go figure.

The economy has been the only thing that has halted sprawl in the Valley - certainly not the mayor, the Commissioners, or anyone else.

Have you seen all of the planned communities and developments before the recession? Heard of how many homes M3 Eagle wanted to put in (and how much water they would "steal" to do so)? The Cliffs? Aese's Canyon? Avimor (now a ghost town)? The 4 planned communities in Kuna? The extension in Dry Creek/Hidden Springs?

There were something like over 100,000 NEW HOMES planned in the area before the recession, and this isn't typical suburban development, AND CERTAINLY NOT DENSE DEVELOPMENT OR INFILL, but instead leap frog development.

Not to mention the slow proliferation of growth into and upon the foothills.

If you've read the Blueprint and Comp plans, there are absolutely NO TEETH in saying where and how people can build. The Commissioners certainly have never met a plat they wouldn't approve. In fact, they argue that so long as the plan has met sufficient standards they HAVE to pass it. The only standard we have for foothills development, in actuality, is a slope standard. Wilderness Ranch managed to get built without adequate services in violation of their plan, and now we have to bail them out where there's an emergency that way.

Yes, Bieter has paid lip service to dense development and yes, Boise has done *okay* in pursuing that. However, condos and downtown living do not exactly equal density, especially when the demographic interested in downtown living (younger DINKS/SINKS) cannot come close to affording to live in these condos. They refuse to build more apartments. They refuse to address public transportation in the Valley (unless we're talking a Streetcar to Nowhere).

I just don't get it. I don't get how we can say the Valley and Valley leaders are anti-sprawl. This is entirely not the reality.

This is confusing stuff...100,000 new homes??? By standard calculations that would be approx. 300,000+ people to occupy them....is that a 150 year plan or did you mean 1000 homes. 300,000 is over half of the Treasure Valley population, isn't it?
Maybe Big Sky Mt. and the really cold snowy winters wouldn't be that bad after all. Can't see more than a couple hundred part-time new residents moving there each decade....and way less pressure on the fly fishin' waters!!!!

100,000 homes is correct. But the only project mentioned above moving forward is M3 in Eagle, which at build out will double to triple the current population of Eagle. However, people actually have to move to the Boise Area for these places to have any chance, that's not happening right now.

The land for The Cliffs has been sold to Boise for foothills preservation. However, Boise has its eye on the land south of the airport for sprawling planned communities (a step up from a subdivision). Once the economy improves, and/or some company ACTUALLY adds jobs in Boise you can bet all the projects will show up again.

I just finished reading a book by Joel Kotkin where he says that the United States will add another 100 million people by the year 2050. One of the cities that he said that people will be attracted to is Boise. So it does not surprise me that there is a plan to add an additional 100,000 homes to the area.

Gotta love lip service to immigration reform....guess we can run but not hide from it. The good part is the unbearable crowding will be in the warmer climates, which do have a lot of open space still. In the future those taking "flight" will have to suck up the brutile winters somewhere. Sucks for our kids! I hope Joel is just one of those unqualified people sitting in his bay area flat smoking dope as he writes that depressing crap!!!

You have a curious impression of places.

You don't think there are liberals in Boise and/or people that smoke dope? You do realize Boise has quite a significant gay population, right? You do realize that we too have illegal immigrants and/or migrant workers in the Valley (indeed, not to the extent of our southern states)?

It's crowded and congested here, too. We've overbuilt and will overbuild once the economy takes off, because construction is really all there is here for an industry.
