Aloha, I've been trying to access the Discovery Harbour web and all I get is oops sorry unable to connect. Can anyone help me. I've been wanting to check the CCR's. I want to learn as much as I can. I'm looking to buy a home there, hopfully next year. Mahalo

Rent and live in the area for at least six months before you buy a home there. Rentals are cheap right now and house prices are dropping so there's no hurry. You'll find a much better house if you are living in the area than anything you can buy from far away.

Does anyone know why there are several home for sale under foreclosure in DH. Several seem to be the steel frame.

There are currently hundreds (probably well over 1000) foreclosed homes on the Big Island right now. Each week in the newspaper there are are anywhere from 20 to 30 more listings. Some of these are new, never lived homes. A block from me there are 4 houses side-by-side. Three are never-lived-in foreclosures. The building permits for these were all for a value around $225k. One just went on the market for $120k and I bet you could steal it for $80k.

They are in every subdivision on the island. New homes, generally built as either spec houses or 2nd homes for mainlanders. Many are not even completed, some are close to completion, some are completed and just plain empty.

Cool JAN2012 Update For Discovery Harbour, Hawaii

My wife and I bought a home here in the past year, and we absolutely love it here in DH! Why?

1. It is very quiet because it is rurally-located and off the beaten path. We found this to be a BIG plus. The traffic and noise was driving us nuts on O'ahu. Big Island traffic is low and the roads are great.

2. At 900-1400 feet above sea level and it's location above South Point, the year-round weather is delightful. Almost always a cool breeze blowing, no real need for AC, and not too much rain either. At night, the sky is full of stars!

3. Yes, many of the home and lots (there are 800 total) are owned by "mainlanders" or "snowbirds" that only live here part-time, maybe up to 100 or so. This is good, because most are well-maintained and they are quiet when they are here "getting away from it all".

4. IN 2008, real estate "tanked" nearly everywhere, so prices dropped and many speculators got hurt financially. Since then, the market has improved drastically in DH, a very nice 2000+ Sq Ft home can be bought for $200-300k, many lots have ocean and GC views that are great! The foreclosure inventory is very small now island-wide.

5. Discovery Harbour is in Lava Zone 6, has great county water (no catchment), and has cable tv & internet. This development is built in/around a closed golf course which is mostly maintained by residents, who also use it. Lots are 1/3 acre minimum, which is approx. 14,000 sq ft, yet another plus. Additional development is slow, which keeps this development pretty exclusive. This is a great place to retire! Many retirees already live here! Unlike Ocean View (HOVE), DH homes have yards & grass, not built on a lava flow or in Lava Zone 1 or 2!

6. A negative to only some folks is that we are a 90 minute drive to Hilo or Kialua/Kona for major shopping & airports. There are good grocery stores & restaurants within 5-10 miles for the suff you need now. Easy to do big shopping every 2-3 weeks.

7. I hope this information will be helpful to many, who are looking for a great place to retire/live in Hawaii.
